Rules and Regulations for the Swimming Pool
September 30, 2018


DEFINITIONS:

"Association": the Claremont Home Owners Association.

"Association Manager": refers to C. Dan Joyner Property Management (864.242.4466).

"Resident": A person that holds a current membership in the Association as described in the Claremont Declaration of Covenants and Restrictions.

 

  1. CLUBHOUSE RENTAL

    1. The Clubhouse may only be reserved by Claremont residents and any resident using the clubhouse must have a reservation. The reservation calendar will be maintained by the Association Manager.
    2. The Clubhouse will be available for reservation at any time other than times blocked out by the Association for community meetings or events.
    3. The Clubhouse may be closed when necessary for maintenance or cleaning or at the discretion of the Association Manager or Association Board.
    4. The Claremont resident renting the clubhouse must be present during the event. Requirements for rental include a completed Claremont Amenity Area Reservation Form, along with the rental fee.
    5. Reservations include the exclusive use of the main building, covered porch and side terrace. Access to and use of the pool and the outdoor grilling area are also included on a non-exclusive basis.
    6. Claremont planned events (open and available to all residents), in conjunction with board approval, may be held at the Clubhouse with no rental fee. This includes HOA meetings, Annual Holiday Party, Fourth of July Celebration, Annual Fall Festival and any other events planned for the entire community. Bridge groups, poker groups, investment clubs, etc. that don’t involve the entire community must reserve the clubhouse and pay the rental fee. The Association Board may use the clubhouse for Board meetings, and special meetings without charge. HOA committees may use the clubhouse for committee meetings without charge.
    7. The clubhouse is for personal use only and should not be used to promote any outside community group, religious organization or political party.
    8. Pool maintenance is provided 3 days a week during the swim season. In the case of an emergency pool maintenance issue, contact the Maintenance Company at the phone number posted on the pool signage. For all other maintenance or repair issues, notify the Association Manager who will then contact the appropriate party.
    9. The Association Manager and the Association Board has the right to refuse events which may interfere with the simultaneous use of other amenity areas, cause an undue burden on the Clubhouse facilities or do not meet the above rental criteria.
    10. In the event a Resident is found violating the Clubhouse rules and regulations, the Association Board has the authority to suspend the Resident’s reservation privilege for up to one year. Repeated violations are subject to additional penalties at the discretion of the Association.
    11. Cancellation of rental less than 48 hours prior to proposed rental will result in forfeiture of cleaning fee.
  2. GENERAL

    1. The physical street address is 2 Chamblee Boulevard. The clubhouse phone number is 288-9818 (located in the kitchen).
    2. All Residents and their guests shall abide by these rules and regulations and those posted at the Clubhouse.
    3. The Association will not be responsible for loss or damage to personal property on or within the area of the Association property. It is required that all Residents and their guests protect the Clubhouse, Poolhouse, pool and pool deck property (fencing, chairs, tables, pool equipment, etc.). Any property damaged due to willful intent or negligence by a Resident or guest will be repaired or replaced by the Association at its discretion and paid for by the responsible party.
    4. Members and guests shall drive slowly and carefully in the parking area, and all motor vehicles and bicycles shall be parked in areas as designated.
    5. Loud, abusive, offensive language or excessive noise (music or otherwise) will not be tolerated. Residents or guests using loud or abusive language or profanity will be asked to leave the premises.
    6. Smoking is not permitted at the Clubhouse and within 50 feet of the building.
    7. Helium balloons are not allowed to be used inside the clubhouse. Released balloons become wrapped around ceiling fans and there is no easy way to remove them.
    8. In the case of an emergency maintenance issue, notify the Association Manager who will then contact the appropriate party.
    9. Complaints or concerns about the operation and condition of the Clubhouse not resolved with the Association Manager should be submitted in writing to the Association Board.
    10. Residents are urged to discuss these rules and regulations with their children and guests.
    11. These rules and regulations may be revised by the Association Board only.
  3. HEALTH & SAFETY

    1. A first aid kit is located inside the kitchen cabinet next to the microwave.
    2. A telephone for emergency 911 calls is mounted inside the kitchen.
    3. A fire extinguisher is mounted on the wall in the hallway outside the kitchen.
    4. The gas fireplace may be turned on and off automatically at the wall switch located next to the terrace doors.
    5. Smoking is not permitted at the Clubhouse and within 50 feet of the building.
    6. No pets are allowed in the Clubhouse.
    7. If the posted maximum building occupancy is exceeded, the Association Board or Association Manager may ask that some people leave the building.
    8. The Clubhouse will be professionally cleaned routinely and after special events.
  4. USE OF CLUBHOUSE AND PARENTAL RESPONSIBILITY

    1. A Clubhouse and Amenity Area Information manual of detailed information is located in the kitchen drawer next to the microwave. It should not be removed from the Clubhouse at any time.
    2. Adult supervision (21 years of age or older) is required at all times.
    3. Each person using the Clubhouse is required to help keep the building and grounds clean, neat, and orderly. Deposit all trash, food, soft drinks, etc., in the kitchen trash cans provided. Cleaning supplies are located in the Mechanical Room (accessible from the women’s restroom).
    4. The kitchen is fully furnished with plates, glasses, flatware, utensils and accessories. All items used should be rinsed thoroughly and placed in the dishwasher.
    5. Paper products stocked in the kitchen are only for Claremont community-sponsored group and club events that are open to all residents (private events must supply their own paper products).
    6. The gas grill has a permanent natural gas supply – Do not use charcoal in this grill. Instructions, grilling tools and cleaning supplies are located in the grill storage compartment. Overhead lighting can be turned on at the wall switch behind the grill.
    7. The side terrace and covered porch furniture may be rearranged.
    8. To use DirectTV, turn the Direct TV receiver on. Point the Direct TV remote at the TV and press the power button. Make sure the TV input (using Toshiba remote control) is set to “Color Stream HD2.”
    9. Manuals for operating the oven, microwave and other equipment are in a notebook located in a kitchen drawer across from the refrigerator.
    10. Notify the Association Manager of property damage or maintenance concerns. The Association Manager may be contacted after business hours in case of an emergency situation.
    11. Residents will be issued a temporary code from the Association Manager each time they reserve the Clubhouse. There is a door access code and a building alarm system code. Residents are responsible for the safekeeping of their designated access codes and shall not provide them to anyone.
    12. Access should not be given to anyone trying to enter the Clubhouse unless proper identification is given.
    13. No taping or pinning anything to the walls.
  5. ACCESS

    1. For security purposes, the Clubhouse will remain locked when it is unoccupied. Residents will enter through the side door (covered entry) facing Chamblee Boulevard. Enter the five-digit door access code provided by the Association Manager. The door will automatically unlock for approximately 10 seconds – if you do not open the door during that time, it will re-lock and you must re-enter the code.
    2. Turn the alarm system off: when you first enter the building, you will hear the alarm beeping (you have 60 seconds before the siren goes off and the monitoring service is contacted). Open the cover of the alarm panel, enter the four-digit alarm system code provided by the Association Manager and then press the number 1 (OFF) button; for example, you would enter – – – – 1. The alarm is now off; however, you will hear several short beeps each time an exterior door is opened.
    3. To unlock the front door and the double doors to the covered porch during an event, the push-bar devices on the inside of the doors must be switched to the unlocked position. To do this, push and hold the push-bar in and using the hex key located in the top drawer of the desk by the front door, insert the key in the small hole next to the push-bar. Turn the key clockwise until you hear a click, then release the push-bar. If the push-bar stays in, then the door will remain unlocked. To lock the doors, the push-bars must be switched back to the locked position. Press and hold the push-bar in, then insert the hex key and turn it counter-clockwise until you hear a click. When you let go of the push-bar, it should release and pull back from the door into the locked position. Leave the hex key in the drawer.

  6. WHEN LEAVING

    1. Remove all personal belongings and return furniture and other items to their original placement.
    2. Set thermostat at 62 degrees (heat) or 80 degrees (A/C).
    3. Take trash out to roll cart located at the side entrance.
    4. Make sure no trash was left outside the clubhouse.
    5. Close the front blinds.
    6. Make sure all doors and windows are closed properly and locked.
    7. Set the push-bars on the exterior double doors to the Locked (pulled out) position.
    8. Turn off all interior lights, ceiling fans, TV and receivers.
    9. Turn the alarm on and exit out the side door (covered entry facing Chamblee Boulevard).
    10. To turn the alarm system on: first, make sure the alarm screen says ‘Ready’. Enter the four-digit code, and then press the number 2 (AWAY) button; for example, you would enter – – – – 2 (you have to be standing still to do this, otherwise the sensors will be triggered and the system can’t be programmed). The alarm will start beeping and the alarm screen will begin counting down from 60, meaning you have 60 seconds to exit the building. Be sure the side door closes securely behind you.
